Homes
What homes in Navy Yard sell for, from the deeds DC's Office of Tax and Revenue records. Medians compare the last 12 months with the 12 months before.
Houses
EasingRow houses, semi-detached and detached houses. Within 5% either way reads as steady. Fewer than 100 house sales in a window, so no percentage: a few sales can move this median a long way.
Condos
EasingFewer than 100 condo sales in a window, so no percentage: a few sales can move this median a long way.

Which sales count as Navy Yard
Sales are tied to Navy Yard through OTR assessment sub-areas Old City 1 E and Washington Navy Yard in OTR's Integrated Tax System Public Extract, not through the DC Health planning-area boundary used elsewhere on this site, because the tax extract has no coordinates. The two areas overlap but do not match exactly. Fit with the Navy Yard boundary, measured this run by tax square (a square counts as inside if any DC address point on it falls inside the DC Health polygon, so edge squares make these upper bounds; measured 2026-11-01): 86% of the 1,330 house and condo parcels in the OTR area(s) sit on squares inside the boundary, and 100% of house and condo parcels on in-boundary squares belong to the OTR area(s).
Appeal your assessment
If your home's assessed value looks higher than what it would sell for, you can ask DC to review it. Recent sales of similar homes nearby, like the ones above, are the kind of evidence an appeal uses.
- Check your assessment and its notice date on the Office of Tax and Revenue site.
- File the first-level appeal with OTR before the deadline printed on your notice.
- If you disagree with that result, further appeal levels are explained on the same site.
How sales are counted
Only deeds OTR codes "Market Sale" at $75,000 or more are counted (same filter as the prototypes); foreclosures, buyer=seller transfers, speculative, tax-deed, unusual and multi-parcel sales are excluded. "house" = row, semi-detached and detached (use codes 011-013); "condo" = use codes 016-017. Dates are deed sale dates; deeds reach the extract a few weeks after closing, so the newest weeks undercount. The extract keeps only each parcel's most recent sale, so a home that resold within 24 months counts once, in its later window. "Assessed" is OTR's current total assessment (NEWTOTAL), which may postdate the sale. Building area and bedrooms are from CAMA Residential (houses only).
